Role Description The Title Examiner is a full-time, hybrid role based in the Denver Metropolitan Area, with a combination of in-office and work-from-home flexibility. This role is responsible for conducting thorough title searches, reviewing public records, and analyzing documents to establish and verify chain of title for residential and commercial properties. Day-to-day tasks include examining deeds, mortgages, easements, and other instruments for accuracy, completeness, and potential defects; preparing title commitmants and reports; and identifying issues such as liens, encumbrances, or ownership disputes. The Title Examiner collaborates closely with escrow officers, and underwriters to resolve title problems, ensure compliance with company and underwriting standards, and support timely, accurate closings. The role also involves maintaining detailed documentation, using title software and online search tools, and communicating findings to internal team members and, when needed, external partners. Qualifications Strong proficiency in conducting title searches and reviewing public records to create accurate title commitments. Experience analyzing deeds and related instruments, including mortgages, easements, and releases. Ability to prepare accurate, well-supported title commitments and reports in accordance with underwriting guidelines. Knowledge of escrow processes and the impact of title findings on closing and post-closing activities. Familiarity with local and state real estate laws and regulations within the Colorado market. Comfort using title production systems, online recording databases, and standard office software tools. Strong attention to detail, analytical skills, and ability to identify and resolve title defects efficiently. Effective written and verbal communication skills, with the ability to explain complex title issues clearly.
